The 203k loan is simply a loan where you obtain funds to buy a fixer upper in Los Angeles or Ventura County and obtain funds to fix it up all in one loan. It's an FHA loan as well, so only a 3.5% down payment is required to obtain the 203k loan. There are two types of 203k loans, one is the 203k Standard which does big jobs like room additions, and tear downs, and than there's the 203k Streamline which does cosmetic work and has a maximum $35k in remodeling funds.
The work is all done after escrow closes so the buyer can purchase the home in "as-is" condition. It doesn't matter if there are broken windows or missing toilets, countertops of a hole in the roof. The 203k loan can fix all of these issues and much much more. You can even get brand new appliances with this loan in addition to new countertops, carpet, paint inside and out, remodel the kitchens, bathrooms and put in a deck.
