A fully documented loan is not only the traditional way to obtain a real estate loan but pretty much the only way to obtain a loan these days.  The last 2 years tax returns, W-2's, paystubs and or the last 12-24 months bank statements are the most common income documents required from borrowers, especially if you are self employed.

Advantages:

The best interest rate and terms available.

Disadvantages:

Labor intensive loan to obtain. Longer processing periods which can increase the overall time it takes to close your loan.

When Used:

Purchase and refinances where income to qualify can be verified and documented from tax forms (W-2's and 1040's).
